Step 4

Water Extraction — Remove Everything Visible

Extraction removes the standing water and the water soaked into carpet, padding, and flooring. This step must happen before drying equipment can do anything meaningful — you cannot dehumidify your way out of standing water.

How extraction works

  • Truck-mounted extractors generate far more suction than portable units. The hose runs from our truck directly into your home. Water goes out fast.
  • Carpet and pad: We extract water from both layers. If the pad is saturated, it is removed — it cannot be dried in place and becomes a mold source if left.
  • Subfloor and hard floors: Water under hardwood and under tiles is extracted with specialty tools. These hidden pockets cause the most mold problems when missed.

Structural Drying — Remove the Water You Cannot See

Extraction removes visible water. Drying removes the moisture inside your walls, floors, and framing.

After extraction, your walls and floors are still wet inside. Wood framing, drywall paper, and subfloor have absorbed moisture at a cellular level. Without industrial drying equipment running continuously, that moisture becomes mold within 24 to 48 hours.

No. Air movers and dehumidifiers do not contact your surfaces. They move and dehumidify air. The only time drywall or flooring is physically disturbed is during material removal — and that happens only when the moisture data shows it is necessary. We photograph before any cut is made and document every piece removed.

Air movers sound like a box fan on high speed. Dehumidifiers are quieter. Most people sleep fine in unaffected rooms. If the affected area is a bedroom, we try to position equipment for maximum airflow while minimizing noise disruption. The equipment runs continuously — turning it off overnight adds days to the drying time and can allow mold to start.

Moisture meters read the actual moisture content inside your walls, floors, and framing. We compare final readings to baseline readings from unaffected materials in the same home. When the affected materials match the unaffected ones, the structure is dry. Feeling dry to the touch is not the standard — the meters are. We do not pull equipment until the numbers confirm dry.

You can, but it usually does not help and can interfere with the directed airflow our equipment is set up to create. Industrial air movers are specifically positioned to move air through wall cavities and floor systems in a controlled pattern. A household fan pointed at a wall moves surface air only and disrupts the deliberate airflow pattern. It is better to let the professional equipment do its job.

We stop, document the mold, and shift to mold remediation protocol. Containment barriers go up, negative air pressure is established, and the affected material is removed following IICRC S520 mold remediation standards. The restoration continues in unaffected areas while the mold scope is handled. A clearance air test from a third-party hygienist is required before the contained area is reopened.
